If you have water-damaged materials, we set up proper containment and follow industry guidelines for tear out and removal. That means poly barriers with zippered entries, HEPA-filtered negative air, sealed HVAC registers, and crews in respirators and suits.
Porous materials that cannot be cleaned, such as wet drywall, insulation and carpet, are cut out, double-bagged and disposed of. Framing and other non-porous surfaces are HEPA-vacuumed and cleaned in place.

For most jobs, yes. On projects over ten square feet, New York State Labor Law Article 32 requires a licensed mold assessor to inspect the property and write the assessment and remediation plan. A separately licensed mold remediation contractor then carries out the work. The same company may not assess and remediate the same project, and the assessor performs the post-remediation assessment at the end.

Cost is scoped to what the job actually needs. Removal of water-damaged materials is priced on how much has to come out, and whole-home treatment for cross-contamination is priced on the size of the property. We walk the property, write the scope, and quote it before we start.

No. Pets and people need to be out of the building while the treatment runs. Most families are back in the house the same evening, and the active component of the sterilant is on the EPA's Safer Chemical Ingredients List.
The treatment addresses the mold present on the day, and the antimicrobial protectant then inhibits future mold growth on treated surfaces. This depends on the water problem being fixed. If the leak, the humidity or the ventilation fault is still there, mold will come back, which is why we deal with the moisture source as part of the job.
